Frequently Asked Questions

At Real Property Management Executives Greater Atlanta, we believe in honesty and communication. We are eager and available to transition your property under our portfolio no matter the stage your rental may be in.

Here are some relevant FAQs that may be of aid to you in your search for a property management company for your  property:

How much does it cost to get started?

$0.  Our fees are success-based. The leasing fee will be collected from the first month’s rent, and management fees are collected as rent is received.  There is no setup charge.

How long does it take to rent a property?

The leasing process has many variables, including time of year, available inventory, home condition, economic factors, and asking price. When the home sparkles and is move-in ready, it will make a great first impression and generate preferred renters. We can usually find a qualified applicant and fill vacancies within 45 days. When we get negative feedback from potential renters when showing a home, RPM will bring this to your attention. If the asking price is not getting the response needed, we will discuss this with you and recommend pricing adjustments.

How much will my property rent for?

Much like the real estate market determines sales prices, the local rental market determines rental rates. Three factors contribute to how much your rental property will receive in rent each month:

  1. Availability and rental rates of comparable properties
  2. The features and benefits of your property
  3. The marketing exposure for your vacancy

After we receive the details of your specific rental property, we will complete a market analysis and recommend a starting price. We then evaluate all vacancies under our management every week, making adjustments in the price and/or our marketing strategy to get it rented as quickly as possible.

How do rent payments work?

The tenant pays their monthly rent to Real Property Management Executives Greater Atlanta and we deposit it into our trust account, which is registered with the Georgia Real Estate Commission. Over 85% of our tenants pay rent electronically. Once funds have cleared the bank, we direct deposit the rent from the current month, minus our fee and any other expenses, into a bank account of your choice. With an on-time rent payment, our goal is to get you paid by the 10th of the month or the next banking day if the 10th falls on a weekend or banking holiday.

How does Real Property Management Executives advertise available rental properties?

Getting properties rented quickly is critical to our success and the happiness of our clients. We strive to generate as many qualified leads as possible. We accomplish this by syndicating marketing efforts from our website to the most popular rental websites including Zillow, Trulia, and many more.  We also list your home in the two multiple listing services available in Georgia which are First Multiple Listing Service and Georgia Multiple Listing Service.

What happens if my tenant stops paying rent?

Our rigorous tenant screening process usually prevents this type of issue. However, if a problem should arise, we respond promptly and aggressively. We have an automated system which sends out four emails/text messages at various intervals followed up by collection calls from our office.  If this doesn’t get the rent paid, the eviction process is started with a 3-day notice to pay or quit followed by the formal eviction filing.

How does Real Property Management Executives Greater Atlanta handle maintenance and repairs?

For tenant-occupied homes, tenants submit a maintenance request via their online tenant portal or our 24-hour maintenance hotline. Our portal allows tenants to submit a work order request by providing a description of the issue and uploading photos of the problem when appropriate. Tenants can also track the status of their requests online.

When a maintenance request comes in, we assess it and see if it needs immediate dispatch or if we can proactively troubleshoot the issue with the tenant. There are many common repair requests our team is trained to troubleshoot. If the issue needs to be fixed, we assign the work order to one of our preferred vendors. We utilize third-party vendors/independent contractors for all work. We make sure the cost of the repair is fair and that the work is completed satisfactorily. We require our preferred vendors to be insured and provide a W-9 so their earnings are properly reported to the IRS. The management agreement allows us to approve any repair up to  $300 to $350 without bothering our clients. Larger repairs over the threshold require owner approval. Exceptions to the threshold approval rule include emergency maintenance and habitability issues. If we have to act quickly to protect persons or property, we will do so to protect our owner’s property and best interest.

Can I perform repairs myself?

We prefer you don’t.  Our vendors are vetted, reliable, have appropriate licenses, and are insured. If an Owner wants to use their vendor, we will discuss it on a case-by-case basis.

Should I accept pets in rental property?

Statistics show over half of all renters have pets. Being open to pets will increase demand throughout the entire prospective rental pool.

If you would rather play it safe, it is OK to say no pets. If you are open to a pet, we always say, “pet negotiable.” That means we may approve the right pet, not all pets.

Please be aware that service dogs and emotional support animals are not pets. They have to be allowed with the proper documentation.

Why should we sign with you?

If everything went right all the time, you would not need to hire a management company.  Tenant issues do happen and maintenance issues will come up.

Here are just a few items that set us apart from other management companies:

  1. Locally Owned and Operated
  2. AppFolio Property Management Software
  3. Low Eviction Rate
  4. A True Property Management Company. Not Realtors managing rentals until the traditional sales market gets better.
  5. Large Subcontractor Database
  6. Quality Service with Competitive Management Fees
  7. Buffer Between Owner and Tenant
  8. Ensure Owner Meets Fair Housing Laws
  9. 200 plus Google reviews with a 4.7 rating.

Can you sell my home when the time comes?

Certainly.  We are a full-service real estate company that specializes in property management. Our Broker and Co-owner, Beth Hunter Grizzle, has received the prestigious Phoenix designation which means she has been a member of the Million Dollar Club for 10 consecutive years. Almost all our traditional brokerage work is for our property management clients.

Why does Zillow tell me a different rental price than Real Property Management Executives Greater Atlanta?

We get asked this question a lot. Zillow estimates or “Zestimates” come from computer algorithms.  No employee from Zillow will ever go into your neighborhood or inside your home to evaluate it.  Real Property Management Executives Greater Atlanta will prepare an estimate of value for you based on what comparable properties have rented for recently, our evaluation of the condition of the property and our experience in the neighborhood or submarket.  Our evaluation is customized to your property.
